Phase 1 Environmental Site Assessments

All PREI Phase I ESAs meet or exceed the ASTM, CERCLA and other State and Federal standards for Environmental Site Assessments. These assessments are most often required by lenders as part of their due diligence requirements for any commercially zoned property.

The purpose of the Phase I ESA is to identify, to the extent feasible, the presence or likely presence of any hazardous substance or petroleum products in, on, or at a property (1) due to release to the environment (2) under conditions indicative of a release to the environment or (3) under conditions that pose a material threat of future release to the environment.

Every Phase I ESA conducted by our team of dedicated environmental professionals includes four key components: (1) Comprehensive Records Review, (2) Thorough Site Reconnaissance, (3) Interviews with present and past owners, operators, and occupants of the property as well as government officials when available and (4) Detailed Report of Findings.
